The Short Version

If you only read one section, read this one.

  • We don't sell your data. Not to lead aggregators, not to other investors, not to anyone. Ever.
  • We don't run drip-email campaigns against your wishes. If you tell us you're not interested, you stop hearing from us.
  • We collect contact info and property details only when you give them to us through our forms or by calling, texting, or emailing.
  • We use standard website tools like Google Analytics to understand site traffic. You can opt out of these.
  • We use SMS only with your explicit consent, and you can reply STOP at any time to end messages.
  • You have specific rights under California law (CCPA/CPRA) to access, delete, or correct the information we have about you.
  • If you want any data deleted, email [email protected] and we'll handle it within 45 days as required by law.

1. Who we are

Astra Home Buyer LLC ("Astra," "we," "us," or "our") is a real estate company based in San Diego, California. We purchase residential properties for cash across California. This Privacy Policy describes how we handle personal information collected through our website, astrahomebuyer.com (the "Site"), and through phone, text message, and email communications.

By using our Site or contacting us, you agree to the practices described in this policy. If you do not agree, please do not use the Site or provide us with your information.

2. What we collect

We collect personal information in two main ways: information you give us directly when you contact us, and information automatically collected when you use our Site.

Information you provide directly

When you fill out a form on our Site, call us, send us a text message, or email us, you may give us the following:

  • Contact information: name, phone number, email address
  • Property information: property address, condition, ownership status, occupancy status
  • Situation information: reason for selling (probate, inheritance, foreclosure, divorce, repairs needed, etc.), timeline, and any other context you choose to share
  • Communication content: messages, voicemails, texts, and emails you send to us

You don't have to give us any of this information. But to send you a cash offer, we need at minimum a property address and a way to reach you.

Information collected automatically

Like most websites, our Site automatically collects certain information when you visit:

  • Device and browser data: IP address, browser type, operating system, device type, screen size
  • Usage data: pages visited, time spent on pages, links clicked, referring website
  • Approximate location: general geographic location based on your IP address (typically city-level, not precise GPS coordinates)
  • Cookies and similar tracking technologies: see Section 5 for details

3. How we use your information

We use the information we collect for the following business purposes:

  • To respond to you and prepare a cash offer on your property
  • To communicate with you about your inquiry — by phone, text (with consent), or email
  • To research and document the property we've been asked to purchase, including looking up public records and comparable sales
  • To close a transaction if you accept our offer, including coordinating with title companies and any attorneys involved
  • To improve our Site by understanding how visitors use it
  • To comply with legal obligations, including tax reporting, court orders, and California real estate disclosure requirements
  • To prevent fraud and protect Astra and our sellers
What we don't use your information for: we do not use your information for advertising to third parties, for credit scoring outside of a specific real estate transaction, or for any purpose unrelated to a potential property purchase.

4. Who we share your information with

We share personal information with a small number of trusted third parties, only when necessary to do our work. The categories of recipients are:

Service providers
Our customer relationship management (CRM) and communication tools, including GoHighLevel (which hosts our forms, sends our SMS messages, and stores our contact records). Service providers are contractually required to use your information only on our behalf and not for their own purposes.
Title companies and escrow officers
If you accept our cash offer, we share necessary information with licensed California title companies who handle the closing. They have their own privacy practices governed by California real estate law.
Real estate professionals
If we determine that a traditional listing would serve you better than a cash sale, we may (with your permission) refer you to a licensed California real estate agent. We share only your name and a brief context — never your full property file.
Attorneys and tax professionals
If your situation involves probate, estate matters, or significant tax implications, we may coordinate with your attorney or CPA if you've authorized this in writing.
Legal and regulatory authorities
We will share information if required by court order, subpoena, or applicable law, including reporting requirements under the IRS Form 1099-S for real estate sales.
We do not sell or share your personal information with lead aggregators, data brokers, third-party investors, marketing companies, or anyone else for their independent commercial purposes. This is a firm commitment, not a soft preference.

5. Cookies and tracking technologies

Our Site uses cookies and similar technologies to function properly and to help us understand how visitors interact with it.

Types of cookies we use

  • Essential cookies that are necessary for the Site to work — for example, remembering your choices and keeping forms functional. These cannot be turned off.
  • Analytics cookies from Google Analytics (or similar) that help us count visitors, measure page performance, and understand which content is useful. These can be disabled.
  • Conversion tracking cookies from advertising platforms (such as Google Ads or Meta) if we are running paid advertising campaigns. These help us understand which ads led to inquiries. These can be disabled.

How to control cookies

Most web browsers allow you to control cookies through their settings. You can also opt out of Google Analytics by installing the Google Analytics Opt-out Browser Add-on. Disabling cookies may affect Site functionality but will not prevent you from contacting us.

6. SMS and email communications

SMS messages

If you provide your phone number and consent to receive text messages, we may send you SMS communications about your inquiry, our cash offer, closing logistics, or follow-up questions. Standard message and data rates may apply.

Detailed SMS terms — including how to opt out, message frequency, and help instructions — are documented separately at our SMS Terms page.

Email

If you provide your email address, we may use it to send you your written cash offer, follow-up information about your property, and answers to questions you've asked. We do not add you to general marketing email lists. If we ever introduce an opt-in newsletter, it will require separate consent.

How to stop receiving messages

  • SMS: reply STOP to any message, or text STOP to (310) 999-3228
  • Email: reply asking to be removed, or email [email protected]
  • Phone calls: let us know you'd prefer we stop calling, and we will

7. Your California privacy rights

If you are a California resident, the California Consumer Privacy Act (CCPA) as amended by the California Privacy Rights Act (CPRA) gives you specific rights regarding your personal information. These rights apply regardless of whether you ever sold us a property.

Your rights include

  • The right to know what personal information we have collected about you, where we got it, what we do with it, and who we share it with
  • The right to delete the personal information we have collected about you, subject to certain legal exceptions
  • The right to correct inaccurate personal information we maintain
  • The right to opt out of sale or sharing of your personal information (we don't sell or share — see Section 11 — but you have the formal right regardless)
  • The right to limit use of sensitive personal information if we ever process such information beyond what is necessary
  • The right to non-discrimination for exercising any of these rights

How to exercise your rights

To submit a request under the CCPA/CPRA, email us at [email protected] with the subject line "CCPA Request" or call (310) 999-3228. We will verify your identity before responding to protect your information, and we will respond within 45 days as required by California law (with the possibility of one 45-day extension if reasonably necessary).

You may designate an authorized agent to make a request on your behalf. We may require verification of the agent's authority and your identity.

8. How long we keep your information

We keep personal information for as long as we have a legitimate business reason to do so. Specifically:

  • If you contacted us but we did not purchase your property: we typically retain your information for 24 months in case you reach out again, then anonymize or delete it.
  • If we purchased a property from you: we retain transaction records for at least 7 years to comply with IRS, California Department of Real Estate, and tax-related recordkeeping requirements.
  • Analytics and website usage data: retained per the defaults of our analytics provider, typically 14–26 months.

You can request earlier deletion at any time by emailing us. We will honor the request unless we are legally required to retain specific records.

9. How we protect your information

We use reasonable administrative, technical, and physical security measures to protect your personal information from unauthorized access, alteration, disclosure, or destruction. Our key safeguards include:

  • Encrypted connections (HTTPS) across the entire Site
  • Access controls limiting who at Astra can view personal information
  • Reputable third-party service providers with their own security commitments
  • Regular review of our data handling practices

No internet transmission or storage system is 100% secure. While we work to protect your information, we cannot guarantee absolute security. If we ever experience a data breach affecting your personal information, we will notify you as required by California law.

10. Children's privacy

Our Site is not directed to children under 16, and we do not knowingly collect personal information from anyone under 16. If you believe a child has provided us with personal information, please contact us at [email protected] and we will delete it promptly.

11. Do not sell or share my personal information

Astra does not sell personal information. We do not share personal information with third parties for their own marketing purposes, and we do not engage in "cross-context behavioral advertising" as that term is defined under California law.

If our practices ever change — for example, if we begin sharing information for cross-context advertising — we will provide a clear "Do Not Sell or Share My Personal Information" link in our Site footer, and we will update this policy with at least 30 days' notice before the change takes effect.

12. Changes to this policy

We may update this Privacy Policy from time to time to reflect changes in our practices, technology, legal requirements, or other reasons. When we make material changes, we will:

  • Update the "Last Updated" date at the top of this policy
  • Post a clear notice on our Site for at least 30 days following the change
  • Where required by law, obtain your renewed consent

We encourage you to review this page periodically. Your continued use of the Site after changes have been posted constitutes your acceptance of the updated policy.

13. How to contact us

For questions about this Privacy Policy, to exercise your California privacy rights, or to request that we delete or correct your information:

We aim to respond to all privacy inquiries within five business days. CCPA-specific requests will be processed within the 45-day legal window.
